Under Property Management, we run the day-to-day activities of the property and provide oversight on behalf of the owner. The key objective is to give the owner and his/her tenants a peace and ensure maximum return from the Investment.

We do this through:

  1. Preparing the property – if vacant

    We conduct visual inspection of the property to ensure everything is in working condition before occupancy by tenants.

  2. Market Analysis

    We conduct a comprehensive market analysis prior to marketing your property in order to obtain the maximum reasonable rental amount based on quality and type of property and settle on reasonable rates agreeable to you.

  3. Preparing and execution of tenancy/ Lease agreements

  4. Routine Inspections

    This we do to ensure the standard of the property is well maintained and improved.

  5. Rent collections and Remittances/ statements

    Detailing all income and pre-approved expenditures on the property on monthly basis.

  6. Service charge

    We shall ensure timely payment of service charge and other bills payable by the tenant.

  7. Lease Renewals

    We update our Market Analysis upon expiration of leases and advise the owner on appropriate rent adjustments and/or renewing of the leases.

  8. Repairs, Renovations and Improvements

    This we do to ensure the standard, value and appearance of the property is well maintained, working closely with the various experts and contractors in conjunction with the property owners.
    We also ensure quality and speed of work delivery during work implementation to finality once the recommended budgets have been approved by the property owner

    A contract is signed between Crestace Real Estate and the property owner outlining all pre-agreed terms of engagement.
